Is Now a Good Time to Buy Property in Dubai?

The honest answer is that it depends on you and the specific property. But also that this is a better market for careful buyers than it's been in years. Here's why.

Between February and April 2026, the conflict involving Iran reached the point where missiles hit UAE soil, and Dubai's property market took its first real shock in a long run of growth. Transactions fell by roughly a third over the second quarter. The resale market took the hardest of it, down close to 60% year on year, while off-plan held up far better. Plenty of agents here are still selling as if none of that happened.

The other side is just as real. Prices themselves slipped only in the single digits and have since steadied, and the market has now absorbed five separate shocks over the years, each one shallower than the one before. The reasons people buy here haven't changed: no income tax, no capital gains tax on property, full foreign ownership in freehold areas, a currency pegged to the dollar.

None of that makes every listing a good buy. A large wave of new supply is landing through 2026, and some of it won't fill. Regional tension could flare again later in the year. A cooler market is exactly where a careful buyer does well and a rushed one gets caught, so we spend most of a first conversation on the property itself: whether it holds up once you stop looking at the render, and whether it fits what you're actually trying to do.

The 2026 correction didn't touch any of that. It cooled prices and thinned out the quick-flip crowd, which for a buyer who's here for the fundamentals is no bad thing. Rental yields still sit well above most European cities, and the dirham's dollar peg means your capital isn't parked in a currency that drifts. That's the case for Dubai. That doesn’t mean every purchase will work here - and that’s why we are honest about every potential opportunity.

Is buying property in Dubai actually worth it?+

For a lot of investors and people relocating, yes. The mix of entry price, yield and lifestyle is hard to match elsewhere. But whether it's worth it depends on the specific property and your timing. After the 2026 correction that's more true than it was during the boom. We'll give you a straight read on whether your plan stacks up.

What budget do I need to buy property in Dubai? +

More or less than you'd think, depending on what you're after. Studios and one-beds in solid rental districts like JVC or JVT start well below what most buyers assume, often around AED 650,000 to 1.2 million. Family apartments in established areas tend to sit in the AED 1.5 to 3 million range, and prime beachfront or branded residences run from there into the tens of millions.

Then there's also this part: Budget for the DLD transfer fee at 4%, agency and admin costs, and the service charges you'll carry every year once you own. Those service charges vary a lot between buildings, and a cheap-looking unit in a badly run tower can quietly eat your yield, so we factor them in before you commit rather than after. With a clear plan and sensible timing, the all-in number often lands lower than people expect walking in.

Can foreigners buy property in Dubai?+

Yes, and they have been able to for over 20 years. Dubai designates freehold areas where foreign buyers get full ownership, and these aren't fringe spots, they're many of the best-known residential and business districts in the city.
